Operations Manager (m/f/d)

• You take operational responsibility for Apartment040 and ensure our digitally operated property runs smoothly and efficiently day to day, while maintaining high quality standards.

• You lead and develop our 12-person team across Front Office, Housekeeping and Engineering. With clear direction, appreciation and by leading by example, you create an environment where everyone takes shared responsibility for the property and our guests.

• As the face of Apartment040, you provide a personal welcome, are on hand for our short- and long-stay guests, and find the right solution even when things don't go to plan.

• You challenge existing ways of working and continuously improve processes and the way digital solutions work alongside personal service.

• Together with the management team, our Head of Operations and the Sales team, you develop sales and revenue strategies and put them into practice at the property. You keep revenue targets, costs and profitability equally in focus.

• Working closely with SICON Hospitality’s Cluster Managers, you strengthen existing business and identify further opportunities to increase occupancy and revenue.

• You handle the preliminary accounting, oversee the preparation of the monthly financial statements, and provide the required reports and statistics in line with SICON Hospitality guidelines.

• You oversee repair and renovation work, coordinate its implementation and keep an eye on quality, deadlines and costs.

• With an eye for detail, you maintain a polished appearance and continually develop our property’s quality and service standards—creating a home away from home where our guests feel comfortable.

• You keep track of how Apartment040 is perceived by the public and use these insights to enhance the guest experience and shape the property's development.

• You establish clear communication channels within your team and with SICON Hospitality’s departments. This ensures information gets through, decisions are clear and projects move forward.

• You have operational leadership experience in accommodation—for example, as a Rooms Division Manager, Front Office Manager with staff responsibility or Assistant Operations Manager. Experience managing a smaller accommodation business is also a great fit.

• You have completed a solid qualification in hospitality or tourism. A further qualification in hotel management is a plus.

• You understand business fundamentals, can read and interpret monthly reports, and identify variances and where action is needed.

• You have experience in cost management and budgeting, and balance your high quality standards with a clear focus on cost efficiency.

• You’re a host and leader by conviction: present, approachable and ready to roll up your sleeves. You take responsibility and give your team direction, even in challenging situations.

• Your positive attitude delights guests and colleagues alike. You inspire a passion for great service and foster a team spirit where everyone feels welcome and valued.

• You confidently manage day-to-day operations, set clear priorities and stay on top of things even when several issues need your attention at once.

• You love the serviced apartment concept: independent living, digital processes and personal hospitality. You enjoy actively shaping how these elements come together.

• You think ahead, challenge the status quo and contribute your own ideas. You approach mistakes openly and with a solution-focused mindset—and create space for everyone to learn from them together.

• Appreciation and transparency define your leadership style. You explain the reasoning behind decisions, make shared goals clear and encourage your team to take ownership.

• You’re digitally savvy and enjoy working with modern systems and finding ways to improve processes. At Apartment040, we use digital tools every day—including our Opera Cloud PMS and the straiv guest journey tool. Ideally, you’re already familiar with these systems; more importantly, you’re curious and confident when learning digital applications and know how to use them to ensure smooth operations and an outstanding guest experience.
